POSITION SUMMARY

The Retail Leasing Manager contributes to the comprehensive retail merchandising strategy and to the objectives of the retail leasing team by sourcing and executing local, regional, and national retail deals within Bedrock’s current and future portfolio

ESSENTIAL FUNTIONS

  • With support of the Vice President, Retail Leasing, responsible for leading retail deals through the complete lease process, from lead sourcing, pre-negotiation due diligence, through a letter of intent, and lease negotiations & opening

  • Proactively engages in canvassing and cold calling efforts and attends local and national industry events to network with regional and national brokers, tenant prospects, and other stakeholders

  • Cultivates, fosters, and maintains relationships with local, regional, and national companies and brokers to establish a professional network and create new leasing opportunities

  • Acts as point of contact with prospective as well as existing tenants and maintains regular communication

  • Conducts walk-throughs with prospective tenants

  • Remains at the forefront of industry trends, including the newest retail concepts, and prepares regular updates

  • Contributes to the weekly master pipeline which tracks new prospects and team deal flow for internal reporting purposes

  • Proactively contributes to the creation and implementation of the annual retail merchandising strategy

  • Contributes to the development of Bedrock’s revenue and income projections for the annual budget process and quarterly forecasts

  • Collaborates with internal Bedrock teams including Architecture, Asset Management, Communications, Construction, Finance, Legal, Marketing, Property Management, and Tenant Experience to ensure seamless execution of company initiatives

  • All other duties as assigned

POSITION REQUIREMENTS

  • Bachelor’s degree in a related field or equivalent experience

  • At least 8 years of experience in a deal-making position, preferably in retail real estate leasing

  • Active Michigan Real Estate Salesperson License (or will be required to obtain w/ assistance by Bedrock within your first 90 days)

  • Occasional travel required to local and national industry events

POSITIONS QUALIFICATIONS

  • Strong negotiation skills and ability to close deals effectively

  • Excellent written/verbal communication and interpersonal skills to interact with prospective tenants, tenants, and internal and external stakeholders

  • Proven track record as a self-starter with the ability to take initiative and drive leasing activities independently

  • Ability to problem solve at an intermediate level

  • Attention to detail and strong organizational skills to manage multiple tasks and leases in various stages simultaneously

  • Maintains a strong knowledge base of the local market trends, demographics, location regulations, and potential competition

  • Ability to make sound and reasonable decisions

  • A proactive attitude with a focus on achieving leasing targets and driving revenue

  • Demonstrates integrity, ingenuity, and inventiveness in the performance of assigned tasks
