*SALARY IS BASED ON POSSESSION OF CERTIFICATION AREA(S). SALARY IS HIGHER FOR MULTIPLE AREA CERTIFICATION HOLDERS, SUCH AS STRUCTURAL PLUS PLUMBING, ELECTRICAL, MECHANICAL, ROOFING, ONE FAMILY & TWO-FAMILY DWELLING. *

The expected hiring range is $65,000 to $95,000 annually.

The Lee County Community Development Department is seeking a qualified individual to fill the position of Plan Reviewer. The Plan Reviewer will be responsible for reviewing residential and/or commercial building plans for compliance with all applicable building codes and other applicable County ordinances. Additional responsibilities include reviewing plans for fire codes, life safety codes, flood ordinances, handicap codes, fair housing requirements, etc. Communicate with architects, engineers, designers, inspectors, contractors, owners, developers, occupants, etc. about code applications, interpretations, and/or violations.

Duties and Responsibilities

  • Reviews Plans for compliance to all applicable building codes and other applicable County Ordinances.

  • Research flood, coastal, environmental, zoning, historical, etc. requirements of applications.

  • Reviews revised plans to ensure that they have been brought into compliance with the appropriate codes.

  • Compose letters addressing code compliance deficiencies and guidance for compliance. Be responsive to customers in providing code clarification, permit procedures, status of applications, etc.

  • He/she prepares and maintains up to date records of building plan reviews within the County's electronic permitting management systems.

  • The building plan reviewer attends meetings, as required, and conducts preliminary plan review meetings with architects, engineers, developers and owners to provide technical code and County procedural guidance.

  • Reviews Special Use, Subdivision, Annexation and Re-zoning applications. May perform other duties as assigned.

Education, Experience, Licensing

  • Requires any combination of education and experience equivalent to High School graduation or GED equivalent and four years of Builder, Architect, Engineer, Building Inspector, Superintendent of building construction, or closely related experience.

  • Associate's degree and five years of experience as a Builder, Architect, Engineer, Building Inspector, or Superintendent of building construction is preferred.

  • Certification as a Plans Examiner as issued by the State of Florida through the Florida Building Code Administrators and Inspectors Board is required.

  • Certification as an Inspector in the desired category is preferred.

  • Depending on the assignment may require additional certification.

  • Must possess a valid driver's license.

Supplemental Information

  • Workdays and hours are Monday through Friday from 7:30 a.m. to 4:30 p.m. Knowledge of building and fire codes and other county ordinances.

  • Knowledge of modern construction practices, methods, and materials. Ability to read plans and specifications.

  • Ability to establish and maintain effective working relationships with inspectors, engineers, builders, homeowners, and the general public.
